CHIEF ESTIMATOR (HIGH-END RETAIL CONSTRUCTION EXPERIENCE A MUST)
Overview: The Chief Estimator is responsible for the day to day management for accurately preparing cost estimates by analyzing proposals, documents, and requirements for interior and exterior construction projects.
Duties & Responsibilities: The Chief Estimator answering directly to the CEO and Director of Construction has the ability to lead and manage multiple estimators in collaboration with project manager(s) to plan the job prior to project start and throughout the construction duration i.e. general conditions, request for information, long lead, procurement, schedule, logistics, client directives, contractor changes and claims. The Chief Estimator thrives in a dynamic and fast paced environment and is able to teach, mentor and hold the estimating department accountable to a best in class service.
- Ability to thoroughly review all documents to ensure that they accurately reflect the conversations and agreements with the Client, Designer, Architect, Engineer and Consultants.
- Develop comprehensive understanding of project strategy and deploy this throughout the estimating process ensuring that the best bids are obtained for each trade, based on the needs of the project parameters and design.
- Ability to do and manage others to compile a comprehensive final sub bid review process, incorporating all information from previous budgets, by educating all subs on the scope of the project, including, but not limited to detailed written scope of work, logistics, etc., ensuring a uniform and consistent bid process and reporting structure.
- 6+ years of experience in interior, renovation construction estimating, preferably with a general contractor or construction management firm.
- Vast knowledge of all trades: scope, durations, field execution, scope deletions, pricing risk and exposures, lead items and specialty products.
- Strong conceptual estimating experience and budgeting skills.
- Understanding and Utilization of Procore, Timberline, Building Connected, experience is a plus.
- Understanding MEP systems and components and be able to scope and analyze MEP bids.
- Ability to evaluate, maintain and expand a qualified subcontractor vendor list, both locally and nationally.
- Ability to analyze and report on project profitability and margins.
- Ability to analyze subcontractor and vendor proposals as well as negotiate best buy practices.
- Ability to prepare value engineering analysis of design documents.
- Ability to utilize and source national and international products, materials and vendors.
- Ability to actively participate in the proposal process, client presentations and bid follow up.
- Ability to interact properly with other departments and business units.
- Ability to manage and lead by example through the constraints and demands of the construction industry.
- Industry related continuing education or college degree(s) a plus.
- Ability to understand and forward the company’s brand, mission statement and culture.
- Ability to maintain subcontractors bidding list for all markets.
- Ability to develop all scope sheets for all trades and project elements.
- Ability to review, qualify all sub bids and produce a comprehensive leveling document for review purposes.
- Ability to manage the process/interface of negotiating and purchasing all trade packages with subcontractors.
