Maintenance Manager - Residential - Maryland City, MD - $70-77k
We are seeking a reliable Maintenance Manager that will be responsible for the overall maintenance and physical condition of a residential property consisting of 450+ apartments and condominiums.
Key Responsibilities

Team Leadership & Supervision: You'll lead, train, and manage a team of maintenance technicians, ensuring tasks are completed efficiently and to a high standard. This includes scheduling, assigning work orders, and conducting performance reviews.

Property Maintenance: Oversee all general maintenance and repair tasks for residential units and common areas. This includes plumbing, electrical, carpentry, and appliance repair. You'll also implement a preventative maintenance schedule to proactively address potential issues.

Renovation Project Management: Direct all phases of residential renovation projects. This involves creating project scopes and budgets, coordinating with contractors, managing timelines, and ensuring the final product meets quality standards.

HVAC System Management: You'll be the primary point of contact for all HVAC-related tasks, including installation, maintenance, and repair of heating, ventilation, and air conditioning systems. This requires in-depth technical knowledge and the ability to troubleshoot complex problems.

Regulatory Compliance & Safety: Ensure all work, particularly with refrigerants and renovation, complies with local, state, and federal regulations. Maintain a safe work environment for the team and residents, adhering to all safety protocols and building codes.
Required Qualifications

Experience: Experience in property maintenance, with at least 3 years in a supervisory role.

Certifications: Must hold a Universal HVAC certification and EPA License.
