Property Accountant - Commercial Office Property Management Group - $70k-75k
Qualified candidate will have 3+ years experience handling CAM reconciliations for a commercial office property portfolio.
The property accountant is responsible for managing and analyzing the financial data of various commercial properties. They play a key role in ensuring that property owners and managers are making sound financial decisions and maximizing their profits. Some of the primary responsibilities of a commercial property accountant include:
1. Financial Reporting: The commercial property accountant is responsible for maintaining accurate and up-to-date financial records for each property they manage. They prepare and distribute regular financial reports to property owners and managers, detailing revenues, expenses, and profit margins.
2. Budgeting: The commercial property accountant works with property owners and managers to create budgets for each property. They track expenses against these budgets and recommend adjustments when necessary.
3. Tax Compliance: The commercial property accountant ensures that each property is in compliance with all relevant tax laws and regulations. They prepare and file tax returns and work with tax professionals as needed.
4. Lease Management: The commercial property accountant manages tenant leases and ensures that rent is collected and deposited in a timely manner. They also review lease agreements and make recommendations on rent increases and other rent-related matters.
5. Cost Analysis: The commercial property accountant analyzes the costs associated with running each property, including utilities, maintenance, insurance, and repairs. They make recommendations for cost-saving measures and work with property owners and managers to implement them.
6. Risk Management: The commercial property accountant identifies and mitigates risks associated with each property, such as liability and insurance issues. They also work with property owners and managers to develop risk-management strategies.
