SENIOR PROJECT MANAGER
Established commercial construction general contractor with 40 years of successful history is looking for a Senior Project Manager with proven experience in new, out-of-ground construction.
Responsibilities:
Oversees preparation and ensures execution of job contract.
Negotiates with and select subcontractors to perform the work. Drafts subcontracts.
Prepares job budget, develops project schedule and coordinates material ordering as necessary.
Selects the project Superintendent, orients the Superintendent to the job and works with the Superintendent to ensure that the construction plan is executed in accordance with schedule, HBW standards of quality and complies with building codes and regulations.
Identifies and tracks all long lead time items on the project critical path.
Prepares for and leads weekly progress meetings.
Anticipates issues and proactively works to avoid or resolve them.
Holds construction meetings, attends weekly progress meetings and prepares meeting minutes.
Tracks submittals, prepares requests for information, and creates owner and subcontractor change orders.
Is responsible for the financial management of the job and meeting the job's financial goals.
Revises monthly cost projection and handles invoice collections related to work.
Updates project schedule as needed to meet the final deadline.
Delivers project on time, within budget and "100% at move-in" which is having no punch list at completion.
Resolves interpersonal conflicts among project staff, handles errors or delays and responds to crises.
