PROJECT MANAGER (HIGH-END, PRIVATE RESIDENTIAL CONSTRUCTION)

The Project Manager is responsible for managing and overseeing the day to day management of high-end residential construction projects while controlling time, cost and quality of projects. This position will coordinate work performed by subcontractors and employees on job site and ensuring compliance with client standards.

Job Responsibilities:
Developing scope, size, and budget for construction projects (high-end residential), while managing each step of the full life cycle process from planning to execution.
Responsible for maintaining files of working documents as back up for estimate figures, including current and accurate information on prices from suppliers.
Oversees bid efforts, processes RFl's interfaces with subcontractors and design team members.
Oversees all aspects of the day to day management of construction projects monitors and coordinates work performed by architectural, engineering and construction firms as well as institutional, state and local entries.
Reviews and interprets proposed designs, architectural drawings and building specifications for appropriateness to required function and/or institutional standard.
Prepares contracts for vendors.
Secures building permits.
Monitors construction progress, including productivity and compliance with building and safety codes.
Authorizes the issuance of contracts, purchase orders, change orders and approves contractor invoices for payment.
Responsible for documenting all changes in the field through written and picture documentation.
Oversees subcontractor’s workmanship as well as making sure their scope of work is being completed per their contract.
Completes all punch list items and keeps a punch list as jobs are completed.
Oversee daily labor schedule.
Schedules inspections as needed, as well as follow through w/inspections and signing off.
Knows building codes, laws and regulations.
Knows and enforces all OSHA requirements.
Maintains positive relationships with customers, contractors, suppliers and other employees.
Promotes problem solving within the field and Subcontractors.
Communicates often with Executive staff on issues, schedule changes, or change orders.
Solicits and achieves relations with prospective clients.
Bid out change orders, budget and understand change order process.

Implement new purchase order policy. Responsible for enforcing purchase order policy with staff.
Responsible for keeping track of company tools and making sure they are being checked out to employ
