CONSTRUCTION PROJECT MANAGER (MULTI-FAMILY RESIDENTIAL)
Long Island based real estate developer and construction manager is seeking a Project Manager with experience in multi-family residential construction.
This role is responsible for assisting in the management of construction and project management activities from pre-development through transition to operations for Multi-Family projects in Colorado and possibly throughout the region.
Performs a wide variety of tasks relating to multifamily development projects including obtaining building permits, obtaining vertical entitlements and negotiating development agreements, managing the general contractor and construction-related activities. This could include phases from preconstruction through certificate of occupancy.
Manage the design team to ensure a complete and comprehensive design that meets all project requirements, from entitlements through the overall closeout process including punch lists, final payments, O & M manuals, final unconditional lien waivers, etc.
Independently oversee the construction process including day to day communication with the general contractor. Significant time spent in vendor management, cost management and risk management strategy execution.
Requirements:
The successful candidate will possess exceptional communication and customer service skills and have the ability to work both autonomously and as part of a team.
We are seeking candidates with six to nine years of progressively responsible experience in managing development projects and a thorough understanding of real estate development.
Requires key construction management experience including in depth knowledge of construction practices, techniques and procedures (including a working understanding of RFI’s, ASI’s, PCO’s, CO’s and scheduling).
A four-year degree in construction management, civil engineering, architecture, real estate, or finance, or equivalent work experience, preferred.
