Job Details:
HVAC – Plumbing - Operations – Project Manager – Service Manager – Mechanical Construction - Coordinator
Oversee special operations projects that include but not limited to
-Overseeing the van fleet on a day to day basis
-Warranty calls on contract work
-Small projects
-Commissioning portions of contract work
-Service calls
- Obtaining service contracts and managing them.
-solicit future special operation projects
- Request a complete set of all drawings, specifications, addenda and bulletins from Project Managers and or GC/Owners on special operation projects that are awarded or assigned.
- Provide a delivery schedule, cost codes, purchase orders, subcontractor list and approved submittals for the van tech.
- Request 50% reduction in retainage in the form of a letter once the job reaches 50% completion on projects that pertain to this
- Attend any and all job meetings and walk the site prior to these meetings. Obtain and secure all permits. (HVAC, plumbing, gas, fuel, etc.)
- Bill the job 100% retainage when job has reached substantial completion were applicable. Fill out necessary warranty letter to be signed by Sr Vice President.
- Teach/mentor van techs where applicable and provide quality control on all work. Fill out a cost to complete form by the 25th of each month and deliver to accounting. Follow up RFI’s generated by the van techs.
- Follow up with general contractor/owner on all payments from monthly to final payment. Once job is closed
