JOB DESCRIPTION
Superintendent
Reports to the General Superintendent or an assigned Area Superintendent. Provide overall administrative and technical management at the construction project site. The Project Superintendent manages all on site construction activities including self-perform labor, subcontractors and consultants.
Essential Functions

  • Administer project safety program to maintain a safe and healthy work environment
  • Develop and implement a site specific safety plan for each project assigned
  • Verify that all subcontractors have a valid subcontract and an acceptable insurance certificate prior to working on site.
  • Serve as the OSHA competent person for various tasks or assign others to serve as competent person
  • Pre plan all operations to come up with innovative, efficient methods to avoid hazards
  • Correct all recognized hazards immediately
  • Supervise construction effort to ensure project is constructed in accordance with design.
  • Thoroughly understand owner requirements, contract plans, contract specifications, and submittals
  • Provide technical assistance on the project, interpret contract drawings and submittals, and develop construction methods consistent with contract documents.
  • Maintain a complete set of as built drawings.
  • Work with project team to set project goals
  • Coordinate all required manpower, equipment, small tools, permanent materials and supplies
  • Manage the project quality efforts, insure that all work required by the corporate quality plan is complete and accurate
  • Manage project to meet budget requirements
  • Assist project manager in developing budget
  • Verify quantities and production rates for self-perform operations
  • Submit quantities complete weekly and monitor production with the LPR
  • Assist project manager in developing monthly cost to complete
  • Identify changes in the field, authorize field change requests, provide all documentation required to insure compensation for all work performed
  • Approve all subcontractor requisitions
  • Supervise all scheduling efforts
  • Provide initial content and update information for the project schedule
  • Develop a short term plan on a weekly basis that directly supports the project schedule and looks ahead a minimum of 3 weeks
  • Ensure that the material delivery log is updated and accurate
  • Manage the project to meet schedule requirements including tracking progress against important dates, periodic communication of schedule requirements, and weekly subcontractor meetings
  • People
  • Interface with client representatives, A-E representatives, other contractors, and various building officials in a professional manner.
  • Participate in business development. Create raving fans on current projects. Utilize contacts to initiate leads for future projects.
  • Participate in monthly superintendents meetings, quarterly safety meetings, and periodic training sessions.
  • Supervise assigned foreman, assistant superintendents and project engineers

Competencies

  • OSHA 30 Hour training
  • Thorough knowledge of Corporate Safety Program
  • Supervisors License or equivalent (general knowledge of the local building code)
  • Working knowledge of CPM schedule
  • Working knowledge of cost report and labor production report
  • Thorough knowledge of corporate quality program
  • Thorough knowledge of subcontract language
  • Ability to work with and manage multiple people
  • Excellent oral communication skills
  • Basic computer knowledge

Travel
Travel is primarily local during the business day, with occasional out of state and overnight travel. Less than 30 % of time travel expected.

Required Education and Experience

  • Preferred Bachelors’ degree in Construction Management with 5-10 years’ experience in the construction field or any related fields.
  • Understands building plans and specs
  • Safety standards knowledge and enforcement
  • Self-starter with ability to set goals and tasks with strong leadership skills.
