General Purpose of the Position: The Project Manager manages the construction process on the project. This includes coordinating schedules, budgets, and resources and communicating directly with contractors, designers and owners concerning project cost, staffing, and scheduling. This position reports to the Senior Project Manager, Project Executive, Operations Manager or other assigned supervisor. ***If you think you're a good fit for this role, please send your resume to recruitment atmhopkins@libertyjobs.com along with professional references if available*** Supervisory Responsibilities: This position carries out supervisory responsibilities in accordance with the organization’s policies and applicable laws. Supervisory responsibilities include, but are not limited to: interviewing, hiring, training and mentoring employees; planning, assigning, delegating and directing work; appraising performance; rewarding and disciplining employees; and resolving employee issues. Essential Duties and Responsibilities: Monitors jobsite safety and takes appropriate action to address and correct deficiencies. Negotiates contract with Client/Owner, maintains positive relationships and resolves disputes. Maintains communication with Operations Manager. Demonstrates complete understanding and awareness of the contract and the ability to estimate, recognize changes and take appropriate action. Assists in preparing the progress payment and obtaining approval. Develops cash flow projection with Project Controller and submits to Home Office and Owner (if required). Approves Time and Material rates. Corresponds with Client/Owner/Architect and Subcontractors. Monitors Client/Owner required reports (prepared by Contracts Manager, Scheduler, Document Control). Monitors backcharges and log. Chairs de-scoping meetings. Updates procurement log. Approves final bid packages to sub-contractor list. Reviews pay application with owners. Prepares and distributes delay notices to owner and architect per contract conditions. Negotiates sub-contractor changes. Provides proactive claims protection. Tracks and monitors all cost reports. Provides up-to-date input on all project quantities and units. Updates all labor and unit projections. Monitors third party work authorization. Approves payments to suppliers and Subcontractors. Reviews PCO quotes, negotiates changes and claims protection. Monitors EEO and Affirmative Action programs. Makes work assignments. Monitors schedule and participates in schedule meetings. Submits Insurance claims to Safety Engineer. Attends weekly coordination meetings. Monitors CCIP activities and safety program. Chairs Architect/Owner/Contractor meetings and generates and distributes accurate minutes. |
