VP of Construction Operations

Construction Vice President/General Manager Our client, a leading real-estate developer in DE focusing in quality construction, has an exciting and challenging career opportunity for a Construction VP/GM. This position is responsible to monitor costs analysis activities, develop the business model to be in alignment with company goals, supervise division activities through subordinate management, contract negotiation and preparation, and effectively ensure quality construction compliance, etc. This includes responsibility to plan and direct all aspects of the construction division to ensure projects are constructed in accordance with design, budget and schedule. Requirements include a BS degree and minimum ten years experience to include executive level responsibilities. Must have experience in residential and commercial construction from site (ground down) to building (bricks & sticks) operations. Must understand the small business environment of getting things done and not be afraid to take a little risk to do so. Must be able to facilitate an environment of trust, teamwork and accountability.

SKILLS:

• Production planning and scheduling from permits to closeout of project
• Take-off of material and labor
• Estimating of carpentry and drywall items
• Contract negotiations, bidding, work orders and change orders
• Analysis of bids
• Supervised sub-contractors and skilled labor forces
• Computer skills with most major programs Excel, Word, Windows 2000 and specialty programs for scheduling, on screen take-off for materials and quantities
• Surveying and layout
• Sales, presentations, advertising
• Accounting functions including loan draws, AIA schedule of values and invoices

EXPERIENCE:   

• Worked with both union and non-union trades
• Demolition and new construction from the ground up
• Retail fit-ups, Office and high end leased space
• Large box 2000,000 to 500,000 sq ft.
• Industrial Buildings, Pre-engineered, Refrigerated and Special use.
• Hospital and medical work,   Hotel and restaurant work
• Custom, semi-custom, and production track housing (Over 3000 units)
• Highway and site work
• Residential Construction Management
